Homes Under the Hammer: Expert reveals house transformation

Homes Under the Hammer star Tommy Walsh appeared concerned when he met two guests who spent a considerable sum on a plot of land with huge plans to develop the site. The 67-year-old BBC presenter headed to North Hertfordshire in the town of Hitchin.

He met with a property developer called Steve who had gone into business with his friend Dave with the pair forking out £173,000 at auction for a plot of land. They then had to fork out a further £11,000 in legal fees.

Despite the plot coming with planning permission, they had to slightly amend it to make way for a bigger kitchen. They also found that it sat on a sewer pipe, which Tommy feared would cause huge complications and delays.

Steve said that they had a budget of £120,000 and planned to get the work done within a 12-month turnaround. With Steve being a plasterer, he oversaw organising the tradesman and said he would take on the plastering and decorating.

However, it was not as plain sailing as they thought but they were “relieved” once the nightmare was over.

The sewer pipe caused "chaos" despite Steve's hopes that it would not cause them any trouble. In the end, it cost them a whopping £27,000 to get the pipe moved.

This massively ate into their pot of money, but Steve thought on his feet, cutting corners where necessary and pulling in the right people to not make them run at a loss.

They ran over budget by an extra £62,000 but they hoped after the valuation they would still make a considerable profit.

The result was stunning, leaving Tommy in awe of the development. It was bright and airy, featuring an open-plan living area.

Steve and Dave still splashed out on the finer details with the house boasting feathering flooring throughout and a large modern kitchen.

The three bedrooms were large and spacious with the master featuring an ensuite.

Meanwhile, the garden was breathtaking as they closed off with a picket fence while allowing a 360-degree view of the surrounding countryside view.

Steve and Dave were over the moon with the outcome, and it was valued at £445,000 which was slightly lower than what they had hoped – as Dave expressed he ideally wanted offers over £485,000.

Dave said: “Honestly I feel so relieved, but now the days aren’t so busy,” he also credited his business partner saying: “It has been stressful but really pleased with how it came out.”
