An Escape to the Country guest was moved to tears when she laid eyes on a charming 1840s cottage in the quaint village of Coddington, Nottinghamshire.

Susan, the househunter, was on a quest for her dream home near Newark-on-Trent, and show expert Jules Hudson was eager to showcase the vibrant local life, including the bustling community coffee mornings and the active Women's Institute.

The moment Susan stepped into the detached cottage, emotions ran high. Her reaction was so profound that even her best friend Lesley, who was treated to a tour of the guest wing, exclaimed: "I'm bowled over. I'm knocked for six. I can't speak!"

Featuring en-suite bathrooms, a cosy reading room, and exquisite fireplaces, the property seemed to tick all the boxes. Susan couldn't hide her delight at the kitchen, exclaiming: "You've given me everything I asked for."

As Jules guided them through the "elegant" abode, Susan needed a moment to compose herself before marveling at the spacious family bathroom, admitting: "I'm choking up," reports the Mirror.

Jules empathised with the emotional scene, saying: "It's all got a bit emotional, hasn't it? You were excited by the bathroom. Here we are in what would be your master bedroom."

Overcome with emotion, Susan covered her mouth as she confessed: "You've just found such a wonderful house. I am going to cry."

Jules was quick to comfort her, assuring: "It's okay! It's okay, you don't have to..." The two shared a light-hearted moment amidst the tears as Susan joked about her tearful expressions: "I pull some funny faces when I cry!"

In a moment of heightened excitement, Jules announced: "Let's go downstairs. We'll gather our breath... and talk about the money."

Amidst the sprawling garden and double garages, Jules disclosed the cottage's price tag. Susan's guess was £340,000, but she was overjoyed to learn from Jules that it was actually £330,000.

"You are joking! " she burst out. The price was exactly within her budget, and the revelation overwhelmed Susan to tears once more.

"Have a good old sob," Jules comforted her. Despite her joy, Susan was conflicted, confessing: "I like the other one too!" Jules reminded her firmly: "You can only buy one!"

Lesley expressed concern: "What I was afraid would happen has happened, Susan has fallen in love with the house without thinking about the more practical aspects of it all. So we'll have to have a little chat later."

Yet, with two seemingly perfect properties in contention, Susan found herself unable to make a definitive choice.
